Hi,
On my http://tineriapp.com/ website the layout builder stopped working specifically for the homepage (was working fine before). The loading icon just keeps spinning.
Theme, plugins and WordPress updated to the latest version
PHP 7.0

Thanks for that, I get the same result on my end when editing your front page. You are getting a 404 error on the admin-ajax.php WordPress file. Did you add anything in particular when this started happening? I created a test page as well, but the same thing is happening there unfortunately.

Have deactivated all the plugins and the issue is not fixed. Also checked if the server settings are of the minimal requirement and they are.
Have also followed all instructions from: https://kriesi.at/documentation/enfold/intro-to-advanced-layout-builder/#troubleshoot to no avail.
What can I do next?

This is what we get in the console when we try to edit the page.
/wp-admin/admin-ajax.php:1 Failed to load resource: the server responded with a status of 404 (Not Found)
Please ask your hosting provider if the “wp-admin/admin-ajax.php” file is being blacklisted by the “mod_security” rule. It doesn’t exist or is not accessible at the moment.

@ERS: Please create a new thread and provide the site url with the login credentials. Make sure that the site is running on Enfold v4.5 and that the Appearance > Editor panel is accessible.

You are running a very old version of the theme, please update to 4.5: https://kriesi.at/documentation/enfold/how-to-install-enfold-theme/#theme-update. Please note that you might have to delete the old version before you upload the new one in order for it to install properly, or use a plugin like this in order to upload the new zip file: https://wordpress.org/plugins/update-theme-and-plugins-from-zip-file/.

It seems you are currently adding some HTML markup or other special characters. Once all HTML tags are closed the preview will be available again. If this message persists please check your input for special characters and try to remove them.

Do you see the error on every page? The classic editor is enabled when I check the site.
Try to deactivate that plugin temporarily and then disable the Performance > File Compression settings. Let us know if the issue persists.Best regards,
