I’d like to create my own 404 & Maintenance pages and translate them into 3 languages (with Polylang). But how can I “explain” to Enfold to use these pages instead of default ones ?

There can only be one 404 error template, https://developer.wordpress.org/files/2014/10/template-hierarchy.png.
You can edit that to change it however you want. All of the texts are already wrapped in gettext calls so you should be able to translate them.

2. I’ve seen an example of this page in Enfold’s presale presentation: http://kriesi.at/themes/enfold/pages/blank/maintenance-mode/ but I don’t know how could I visualize it on my localhost?

You can set the page’s Template to Blank, no header | no footer. Use the advance layout builder to build the content. If you want to set the page as front page while you’re working on the site, just go to Enfold > Theme Options > Frontpage Settings.

I mean that this page could be shown automatically every time I update the plugins or do some works on my site…
